The site, which extended to 0.16 hectares, sloped steeply from the highway boundary, with a fall of 1:5 before levelling out some three metres below the level of the highway.


The site was bounded by mature trees to the north and east, younger trees beyond the western boundary and to the south there was hedging but no significant tree cover. Landscaping internally to the site was generaly tired and neglected with no trees of particular merit, other than the mature trees adjacent to the boundaries.


It was proposed that the existing late twentieth-century, three-bedroom detached bungalow (opposite) be demolished to make way for a substantial new dwelling.
